Description: | This is a historical real estate complex located in the Municipality of Colle di Val D’Elsa, Gracciano hamlet, in a hilly and dominant position, easily reachable by first taking an asphalt road for about 2 km. then, a final stretch of dirt road, in fair maintenance conditions, about 0.7 km long. all this immersed in the green hills of Siena, undoubtedly among the most beautiful and renowned in Tuscany. The property consists of a portion of a rural building and agricultural land for a total of 9.69.30 hectares. and about 00.56.70 hectares of mixed woodland. More precisely, the buildings consist of a portion of a farmhouse with several smaller buildings, one of which is adjacent, probably used partly as a pigsty and partly as an oven; two separate buildings, the most significant in size, used as a barn and the other as a farm tool shed. The main building consists of two buildings: the original one with a rectangular plan and three floors above ground to which the adjacent volume was added later or in any case raised (the latter belonging to another property), also with a rectangular plan but with only two floors. The portion of the main building owned by the property is divided into three floors and due to its unusual height and the wall texture in squared stone blocks, it suggests an original destination not of a farmhouse type but of a defensive or lookout building such as a tower house or convent complex and therefore has a certain relevance from an architectural point of view. Currently, on the ground floor, there are three rooms used respectively as a cellar, vat room and stable (former stable partially restored); on the first floor there are two other rooms, with access from an external staircase, used as a kitchen and living room; on the second floor with access from an internal staircase, there are two other rooms used as bedrooms. Overall, the net surface area is approximately 170 square meters, convertible into two residential units as provided for by the General Regulatory Plan of the Municipality of Colle di Val D’Elsa. Adjacent to this portion of the building there is a small building used partly as a pigsty and partly as an oven and has a total surface area of approximately 80 square meters. The Regulatory Plan provides for the demolition and reuse of these volumes exclusively for technical rooms. In the immediate vicinity of the portion of the main building there is a barn with an almost square body of considerable height, with typical Tuscan arched grill windows in bricks, which can be partially developed on two floors for a total of approximately 70 square meters. Slightly further away there is another small annex on a single floor, built with very thick walls in local stone, with a surface area of approximately 30 square meters net. A short distance from the aforementioned properties and downstream of these, bordering other woodland owned by the current owners, runs the ancient and well-known Via Francigena, which connected Northern Europe to Rome, allowing pilgrims to reach the "Eternal City" to visit the holy places of the capital. Also downstream of the complex in question and a short distance from it, a source of very pure water originates which, after a certain stretch, transforms into a reservoir thanks to bridles built in ancient times to initially power an old water mill and then the entire city of Colle di Val D'Elsa. From the top of the tower you can look out over a unique and one of the most beautiful panoramas in Tuscany, with hills and fields dotted with rows of cypress trees and ancient buildings, all interspersed with oak woods sometimes crossed by paths lined with stone walls, which make the Tuscan countryside so typical, especially in this area. TECHNICAL DATA: - the tower which, as already mentioned, is spread over three floors above ground, has a total gross surface area of approximately 250.00 square meters, including other external outbuildings; - the barn has a total gross surface area of approximately 90 square meters, which can be partially developed into two floors for a total net surface area of 70 square meters. - the former agricultural annex has a gross surface area of approximately 34 square meters and consists of only one floor above ground. URBAN DATA AND FORECASTS: The Master Plan of the Municipality of Colle Val D’Elsa has classified the buildings in question as having historical-environmental-landscape value as a just recognition of significant ancient buildings of a historical era, with the aim of recreating the “courtyard” building module as it was in ancient times. Therefore, in compliance with the construction typology and the architectural elements of the period, as well as the original materials, the following can be achieved: - as regards the tower building, up to a maximum of two apartments can be obtained in this; - in the double-height barn, a large-surface home can be obtained, free on all sides. In this building, in addition to the characteristic grilled windows with the characteristic arch shape, the magnificent truss roof visible from the inside can be recovered; -the third building, the smallest, in the case of subdivision into three residential units of the entire real estate complex, must be used as a small portion of the barn for storage use, the remainder will remain as an independent storage room. USE OF THE PROPERTY COMPLEX: The real estate complex in question lends itself very well to being used both as a primary or secondary residence, or as a holiday residence to be used as a resort, or agritourism or bed and breakfast, or even to be divided into two separate buildings for residential use with surrounding private land for use as a park or garden. CURRENT ASKING PRICE: A) Main building, former tower including land of relevance of approximately 600/800 sqm for garden use €250,000.00 negotiable. B) Former stable €50,000.00 negotiable.
